Check out everything in another directory; you're trying to check out
in a directory that already contains the rtl compiler etc. directory.

(see the error: Cannot open CVS/Entries for reading on line xxx)

Anway, this is not allowed, so you must create a new directory (src)
and do the check-out there, then it should work.
